As expected, it’s a combination of three penthouses atop the Ritz-Carlton on West Street in Battery Park City—dubbed The Penthouse Collection by broker Ryan Serhant at Nestseekers—that is asking a mind-bending $118,500,000.
Quite a view, eh?: With almost 2,200 square feet in terrace space alone, three units inside the Ritz-Carlton Hotel in Battery Park City have been listed together for $118.5 million
Once combined, the three separate apartments on the 39th and 40th floors would create a single duplex totaling 15,434 square feet (not including the four terraces and their 2,200 square feet), “with the potential for 12 or more bedrooms, 15 or more bathrooms, 20 foot ceilings, and at least three kitchens.”
So this triple combo is worth more than the sum of its parts—or at least, that’s what the sellers (and Serhant) are hoping.

There is no saying whether the sale will go anywhere near $118.5 million. The highest price paid for a property in Manhattan is $88 million.
